Everything Ownership Requires

Three disciplines, one standard. Whether you are acquiring, letting, or holding — we handle it end to end.

Step 01

Buying & Selling

Whether you are acquiring your first home in Yerevan or releasing an asset you have held for twenty years, the work is the same: know the true value, present it honestly, and negotiate without blinking.

  • Comparative valuation grounded in closed transactions, not asking prices
  • Architectural photography, floor plans, and a listing in three languages
  • Full title, permit, and encumbrance check before any offer is made
  • Negotiation, notary, registration, and handover managed end to end

How It Works

1

Brief & Valuation

We sit down, understand what you actually want, and put a defensible number on it.

2

Search or Launch

Buyers receive a shortlist, including off-market. Sellers get a full marketing launch.

3

Viewings & Due Diligence

We accompany every viewing and run the legal check before an offer, not after.

4

Close & Register

Notary, payment, registration, keys. You sign once and it is done.

Step 02

Rentals

A good tenancy is quiet. It starts with the right tenant, rests on a contract that means something, and ends with a deposit returned without argument.

  • Tenant vetting: employment, references, and payment history verified
  • Bilingual lease that stands up in an Armenian court
  • Photographic inventory at check-in and check-out
  • Rent collected on time, chased when it is not

How It Works

1

Appraise & Present

We price the home to let quickly at the right number, then photograph it properly.

2

Vet the Tenant

Every applicant is checked. We present you with two or three, not twenty.

3

Sign & Hand Over

Lease signed, inventory logged, deposit held, keys handed over on the agreed date.

4

Stay Available

We remain the point of contact for the whole term — for both sides.

Step 03

Property Management

For owners who live elsewhere, or simply have better things to do. We hold the keys, take the calls, and send the statement — so the property behaves like an income line, not a second job.

  • A single monthly statement: income, costs, and what needs a decision
  • Vetted contractors, agreed rates, no markup on invoices
  • Inspections twice a year with a photographic report
  • Tax filing and representation before the building administration

How It Works

1

Handover

We take the keys, survey the property, and agree the scope in writing.

2

Tenant & Income

We let it, collect the rent, and pay it to you on a fixed date each month.

3

Maintain

Routine upkeep happens without asking. Anything over an agreed threshold gets a call.

4

Report

A statement every month and a full review every year. No surprises, ever.

Why Atlant & Co

The Difference Is in the Detail

Anyone can list a property. We build the kind of relationship that makes the next five transactions effortless.

Curated Portfolio

We decline more listings than we accept. Every residence is inspected in person before it earns a place here.

Absolute Discretion

Off-market opportunities, private viewings, and buyer identities protected at every stage.

Legal Certainty

In-house counsel verifies title, permits, and encumbrances before a single document is signed.

Global Clientele

We work in English, Armenian, and Russian, guiding diaspora and international buyers end to end.

Honest Valuation

Pricing grounded in real transaction data — never an inflated number to win an instruction.

Lifetime Aftercare

Handover is the beginning. Management, renovation, and resale support stay available for years.

Still have a question?

Yes. Foreign nationals may own apartments and buildings in Armenia on the same terms as citizens, with no residency requirement and no special permit. The one restriction is agricultural land, which foreign individuals cannot own directly — though a company registered in Armenia can. We handle the full process, including the tax number and notarial registration.
